Principle Designer
Under the Construction Design Management act of 2015 it is the clients responsibility to appoint a responsible person to act as Principle Designer. Planning and Building Regulation Approval
Following on from the role of principle `Designer we can make all the necessary submissions for Planning (If required) and Building Control approval.
Estimating Pricing and Budgetary Control
These three elements are key to every job. We will prepare a very detailed accurate pre-contract estimate taking into account all elements of the scheme. We can then manage the financial side of the scheme ensuring that the works are all done within the agreed budget reporting on a pre determined time scale the exact overall financial position including money spent to date and total exposure for the entire scheme including preparing Contractor valuations and payment certificates.
Programming and Staff Churn
We will prepare an overall programme for the works including all the aforementioned elements. Ensuring that labour and Materials are ready and available when required to maintain continuity of work and maximising the resource available. With every one working towards an agreed completion date. This may involve moving staff around the office whist work progresses ensuring that their working environment is maintained to allow continuity of work.
Site Management and Quality Control
Attend regular site visits to ensure the all elements of the works is progressing in accordance with the budgets, programme and works are progressing to the highest level with all parties working to hand over a beautiful new working environment.
Planned Preventative Maintenance
We can offer a full Facilities Management and Planned Preventative Maintenance Service which includes such items as Air Conditioning, Asbestos, Boiler Maintenance, CCTV, Electrical, Lighting, Fire and Intruder Alarm, Fire strategy, Extinguishers and Portable Appliance Testing.
We will advise you about what facilities compliance checks you need and at what intervals, scheduling and co-ordinating the services to enable you to stay compliant with legislation. We keep your records up to date and create one logbook for your compliance records so all your certification is in one place and we will make sure it is up to date. Most importantly to can rely on us to get the job done properly.
